A schedule of values you can claim from

Split the contract into lines, add approved change orders, and record percent complete claim by claim. The sheet works out what was claimed before, what is earned to date, this claim, holdback and the balance to finish, ready to carry onto a progress claim. It is our own layout, not an AIA form.

How to use it

Four steps to a working document

1

Split the contract into lines

One line per part of the work a client can see progress on, with scheduled values that add up to the contract before tax.

2

Add approved change orders

Each approved change gets its own line, so the revised contract and what is billed against it stay visible.

3

Record percent complete each claim

Move this claim's percentages into the previous column, then enter the new ones. The sheet works out this claim and the balance to finish.

4

Carry it to the progress claim

This claim and the holdback go onto the progress claim, where tax is applied for your province or state.

Holdback rules, rates and release timing differ by province, and US retainage by state and contract. The sheet takes the rate you enter; it is not legal advice.

When the spreadsheet stops scaling

BuildersBridge bills deposit, progress and final invoices against the revised contract with holdback kept visible. Line-by-line schedule of values billing is in development.

FAQ

Common questions

What is a schedule of values in construction?

A breakdown of the contract price into lines of work, each with a value, used to bill progress: each claim bills the percent of each line completed since the last one. Approved change orders are added as their own lines.

How does this relate to the Canadian progress claim template?

The schedule of values tracks progress line by line; the progress claim is the document you send, with holdback and tax by province. Carry this claim's total and holdback across to the claim.

Is this an AIA G702 or G703?

No. It is our own layout covering the same ideas: scheduled value, work completed, retainage or holdback and balance to finish. If a contract requires the AIA forms, use those.

Does BuildersBridge do schedule of values billing?

Not line by line yet; that is in development. Today it bills progress draws as a percent of the revised contract, with holdback and tax handled on each invoice.
